Lead Project Manager (Lifecycle)

Equans is looking for a Lead Projects Manager (Lifecycle) to join our team in Birmingham on permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

You will take the lead PM LC role in supporting your team of LC Project Managers. As part of this you will be expected to take full accountability including P&L for the delivery of all Lifecycle works at the Queen Elizabeth Hospital PFI and where requested Zone 2 (Retained estate). Your role will be fundamental to supporting HoP in delivering the LC packages of works and meeting the business targets. You will need to show leadership with the team and be the Client focal point of contact at all times and be expected to cover the HOP if away from the Contract.

This role is fundamental to the delivery of all Lifecycle works on behalf of Equans and the client. Meeting the clients needs and ensuring works are delivered within budget and on time is paramount and the post holder needs to reflect this in the day-day operations. All Lifecycle must ensure a favourable financial return. The role will involve:

Detailed discussions with Consort, Trust and Equans Estates to ensure that all projects are planned successfully
Translate, from the project scope, specifications, design drawings and tender documents, in full compliance with all statutory requirements including CDM, Health & Safety and the Building Safety Act
Ensuring snagging and defects are managed and closed-out within the specified timescale
Supervising contractors, liaising with clients and other company departments during projects where necessary
Monitor working procedures, workmanship, and performance of contractors with particular regard to health and safety. Consult closely with Technical Services, and Estates Maintenance Managers to assist with monitoring and performance measurement

We are looking for a driven individual to add expertise and dimension to the team at the Hospital. The individual will be able to demonstrate flexibility and efficiency in responding to a changing workload and business imperatives while able to establish excellent working relationships within the existing team and clients alike. Experience within a contractual, KPI-driven environment and exposure to a hospital PFI environment a pre-requisite.

What will you deliver?

Full Profit & Loss responsibility for all life cycle works
Build and sustain strong relationship with relevant stakeholders (Trust / SPV) at a senior level to ensure the continuation and growth of the pipeline for the foreseeable future
Lead the Life cycle team to ensure all work is carried out on time & to budget
Support and mentor your team to ensure they are accountable to run LC projects
Support all phases of the LC Contract, from initial annual surveys, collation of asset data, liaison with the Client to seek full approval of annual surveys and delivery of all packages to meet Contractual requirements
Support the HOP with processes and governance across the site which will make the Queen Elizabeth contract a Centre of Excellence across the business area
Continually refining the project delivery model to ensure the right resources and approach is deployed and optimised for each project
This is a working role so you will be expected to manage your own designated projects along with supporting those of your team to meet company objectives, post-contract with an input into pre-contract requirements emphasising customer care and business excellence
Make sure project risks are identified and managed through effective mitigation measures. Manage the implementation of designated projects. Ensure the LC plan is maintained from inception to completion within the Contract year
Monitoring and communicating project financial performance and administration to the HOP so that you can review targets against budget
Oversee and support your team to co-ordinate operatives, suppliers in a planned and controlled manner ensuring efficiency and minimising costs
Act as a point of contact for your team, managing relationships with all stakeholders, consultants and service providers
Implement and comply with Equans policies and procedures, all legal requirements and Equans Management System best practice within Equans Group's including regular safety inspections within the allocated business area
Detailed discussions with Trust staff and careful planning are required to ensure that works can proceed with the minimum of disruption to building users
Ensure as necessary, all drawings, specifications and tender documents are prepared. Must adhere to requirements to be compliant with all statutory requirements including Health and safety and HTMs
Monitor working procedures and performance of suppliers with particular regard to health and safety. Liaise closely with Technical Services Managers, and the wider Estates team to assist with asset data and meeting HTM requirements
Support the HOP in the ‘on call’ rota as and when required, after suitable training and relevant experience is gained – this will only be to backfill with prior agreement

Proven background in FM, maintenance delivery, and the PFI environment

Operations Manager (Hard FM)

We currently have an exciting opportunity for an Operations Manager (Hard FM) to join our Facilities Management team based on our PFI hospital contract at Southmead Hospital in Bristol. This is a permanent full-time position working 40 hours per week, Monday to Friday.

The role:

Reporting to the Head of Estates
Manage cost effectively the directly employed and outsourced labour resources and assets required to deliver a compliant and high-quality service covering all M&E and Building Fabric disciplines.
Responsible for the maintenance team to plan, organise and co-ordinate the Planned and Reactive Maintenance works and arrange appropriate shift cover with the support of the supervisors.
Joint responsibility will extend to management and implementation of specialist service contracts together with the day-to-day performance of the service.
Working 40 hours per week, Monday to Friday from 08:00 to 17:00. This may be subject to change depending on operational needs.

The person:

Must have significant experience in a similar role i.e. hard services FM background, ideally in a similar environment
Will hold an industry qualification to ONC, HNC or have equivalent experience in either electrical or mechanical engineering
Desirable to have held previous AP Duties – e.g. HV/LV, Vent, MGPS.
Ability to manage workforce teams
Strong knowledge in HR managed processes
Previous small budget management; high level of commercial awareness
Hold a minimum IOSH Health & Safety qualification

Small Works Operative

We have an exciting permanent opportunity for a time served Small Works Operative (Fabric) to join our team providing fabric maintenance at Southmead Hospital in Bristol working from 08:30 t0 16:30, Monday to Friday.

The role:

Reporting to the Project Manager
Undertake joinery repairs, maintenance to fire doors, non-fire doors, partitioning work, shelving, hanging doors, minor furniture repairs, furniture assembly, ironmongery, building fabric repairs in connection with doors, general building fabric repairs and any other ad-hoc tasks as required
To apply trade skills to carry out scheduled and reactive tasks as needed
To immediately report any potentially dangerous situations to the Supervisor
To order materials and services using ordering system and to update records and job sheets to certify satisfactory delivery/completion
To carry out the maintenance and repairs to all fire and non-fire doors within the Brunel Building as directed by line manager.
Working 40 hours per week, from 08:30 t0 16:30, Monday to Friday with a 30 minute unpaid break

The person:

Time served Carpenter – desirable to be qualified to minimum NVQ Level 2 or equivalent
Desirable to hold a current ECS/CSCS card
Must be proactive with a flexible attitude
Experienced in both team and lone working
Able to demonstrate experience in the FM sector (preferable) – ideally in a hospital environment

Technical Services Support Engineer

EQUANS is looking for a Technical Services Support Engineer to join our team in Manchester on a permanent basis. This is a fulltime role working Monday to Friday. On offer is a competitive salary and benefits package.

You will provide guidance to others on site, showing technical expertise in mechanical, electrical systems, to ensure appropriate and compliant solutions and efficient customer service delivery. To support our team of engineers to ensure full compliance with all relevant regulations and standards.

Working alongside the ‘Technical Services Manager’ the Technical Services Support Engineer is responsible for the operational management and compliance of the building and engineering services for EQUANS and for the management of the Manchester Town Hall Complex and other MCC public Buildings.

What will you deliver?

You will have overall responsibility for ensuring that engineering maintenance, including contract work, is carried out to appropriate standards, specifications and appropriate records are kept.
Overall compliance of the ppm schedule will sit with the Technical Services Manager, who will be expected to work with the client on the creation of complaint planned maintenance schedules.

The individual is responsible for the efficient use of resources and ensuring that materials, plant and equipment are effectively utilised and continuously improved in accordance with service delivery targets.

Although the Technical Services Manager will assume line manager responsibility for the Engineering Supervisors. This responsibility involves objective setting, identifying training requirements, managing sickness/absence, and ensuring that all works are undertaken in line with Engie policy. The key objectives of the Technical Services Support Engineer include:

Planning and implementation of change to improve service and operational quality, delivery and customer satisfaction with the Technical Services Manager.
To ensure customer focused service delivery, contractual and procedural compliance across the Manchester Town Hall Complex and other MCC public Buildings with regards to the following aspects of the Contract:
Ensure the provision and maintenance of a high level of Mechanical / Electrical / Support to our Engineering Team and Clients.
Ensure up to date accurate asset management and support to the Technical Service Manager in complying with the contract requirements.
Support the Technical Services Manager with regards to the ‘Soft Landing Process’ for ‘Our Town Hall’ (Refurbishment of the Manchester Town Hall) in conjunction with The MCC Our Town Hall’ Projects Team.
Form part of the RP/AP roles as required by the contracts.

Qualified to City & Guilds, NVQ or HNC equivalent qualification.
A Facilities Management or Energy (Zero Carbon) background.

Electrician

Equans is looking for an Electrician to join our team at the Victoria Hospital in Kirkcaldy on a permanent basis. This is a full time role working 37.5 hours per week. On offer is a competitive salary and excellent benefits package.

*The role will require you to work on a shift basis covering Early, Backs and Nights - this will be covered at interview stage. You will receive a shift allowance in addition to the annual salary.

What will you deliver?

Provide delivery of Planned & Reactive maintenance activity of HV, LV, and Electrical Systems & Equipment, in accordance with the Schedule of Programmed Maintenance.
Ensure all Planned Maintenance works are completed within the target start and target
completion timeframes.
Complete all Reactive Works in line with contractual SLA’s.
Ensure all Corrective & Remedial works are completed and duly recorded.
Report all Corrective & Remedial works that need to be undertaken by other skillsets, or external
contractors.
Ensure that the integrity of the Critical systems is always achieved minimising downtime of assets.
Correctly & Accurately utilise PDA to accurately record information, data and details relating to all works undertaken and accounting for working day.
Complete all maintenance documentation (electronic and hard copy) ensuring full and
accurate completion.
Deliver additional works requests to agreed scope and timeframes as directed by line
management.
Support internal and external audits and assurance to a high standard, completing, and
delivering on actions as required.
Attend meetings, toolbox talks and training as required and directed by line management.

Who are we looking for?

Essential:

Completed a SCQF Level 7 Electrotechnical Qualification (or equivalent) in either installation or maintenance with at least 3 years post qualifying experience.
Qualified to BS7671 18th Edition Amendment 2.
Effective communication skills, and flexible attitude to work situations.
Full Clean Driving Licence
Excellent administrative and Software applications experience (Microsoft Word, Excel, Email, PDA usage, etc…)
Personable front facing individual with an ability to create good working relationships with clients and external stakeholders.

Desirable

Familiarity with the Healthcare sector, and day to day operation and maintenance of varying types of building/premises.
Experience/Qualifications within a technical capacity relating to SHTM 06-01, 02, 03, with qualification at LV & HV Appointed/Authorised Person and/or Competent Person.

This role includes a Disclosure Scotland Basic check therefore ability to pass is essential.
