EQUANS are looking for a Mobile Technical Operative (Fabric) working on our HMCTS contract at Leicester Crown & County Court. This role would be a permanent full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

 

General Overview: 

The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of Fabric and limited Engineering Assets, ensuring all activities are completed in a safe and timely manner and in accordance with the contracted output specifications and EQUANS processes and procedures. This includes Legionella control and monitoring activities.

 

Main Duties and Responsibilities:

The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of Fabric and limited Engineering Assets, ensuring all activities are completed in a safe and timely manner and in accordance with the contracted output specifications and Equans processes and procedures. This includes Legionella control and monitoring activities. Activities will include:

•Inspect/repair floor, walls, ceilings and roofs, free standing and fitted furniture, doors (Inc. Fire Doors), windows and associated furniture.

•Inspect/clear drainage and gully systems, unblock toilets and sinks

•Inspect/replace luminaries

•Painting, re-decorating and hanging of pictures/signed/notices

•General site services; to include, sweeping and tidying

•Carry out Ad-Hoc activities supporting Equans and client team including moves/changes

•Ensure that reactive tasks throughout the sites are completed and be proactive in highlighting areas where improvements can be made.

•Ensure that suitable consumables are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works.

•Ensure that all relevant paperwork/CAFM is completed accurately regarding planned and reactive activities and that it is passed without delay to the contract administrator/ Helpdesk.

•Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices.

•To develop a good working relationship with all members of Equans staff, subcontractors and the client representatives.

•Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times.

•Ensure the professional image of Equans is presented to clients at all times

•Ensure that all plant rooms under the responsibility of Equans are kept in a clean and tidy condition.

•Supervising and monitoring of sub-contractors works whilst they are on site carrying out associated Fabric tasks

•To arrange and provide holiday and sickness cover at short notice and be flexible in their working patterns.

•To undertake lone working when and where required, subject to passing satisfactory training.

•Ensure assigned tasks are actioned and completed as appropriate, and an awareness and compliance to the contractual KPI’s/SLA’s.

•The position will require you to provide support in emergency situations to ensure business and operational continuity.

 

Client / Customer

•Respond in a timely manner to verbal and written requests

•Production of information for quotations

 

Helpdesk – PPM

•Support the Helpdesk as required when reporting or updating planned and reactive activities

•Be available for out of hours call-out support for the contract if required

 

Compliance

•To gain Technical Appointments as required e.g. LVCP and Water Hygiene CP to permit Lamp changing and L8 activities e.g tap flushing

•Produce Condition / Dilapidation Reports as required for fabric assets

•Ensure supervisor is informed immediately if dangerous circumstances occur

 

SHEQ

•Comply with requests for information from SHEQ manager

•Ensure you work to company health and safety policy

•Ensue PPE is safe to use

•Report accident and near misses in a timely manner

•Ensure your test equipment is within calibration

•Ensure you follow Method Statements & Risk Assessments for all works

The above is not an exhaustive list of duties and you will be expected to perform different tasks as necessitated by your changing role within the organisation and the overall business objectives of the organisation.

 

Impact: 

Working to high standard of Building Maintenance, we require a fully reliable and competent Fabric Tech who can work on own initiative, within a team or oversee subcontractor’s, producing high quality reports on their findings and work. The role will involve being the face of Equans so smart appearance and being able to discuss findings with others including customers is required.

 

Complexity: 

The successful candidate will have the ability to work unaided and build rapports with end users and customers, promoting EQUANS’ values. 

Have an excellent knowledge of carpentry, plumbing and/or painting/decorating techniques. 

Have an eye for detail and be conscious of quality standards.

 

Qualifications or Required Experience: 

Suitable experience working in a similar high demanding role.

Demonstrable experience in either carpentry, painting, plumbing or flooring in a construction, repair or maintenance environment. Good knowledge of Fire Door maintenance and inspection techniques. 

Understanding of Legionella control techniques e.g. tap flushing 

Must have an NVQ (or similar) in one of the below –

•Plumbing 

•Carpentry 

•Decorating services
