Equans is looking for an Operations Manager to join our in on a permanent basis. This is a full-time role working 40 hours per week. On offer is a competitive salary and benefits package.
To be responsible for all operational Activities and assets within the Private Sector Site, to develop operational solutions for all Hard and Soft FM issues with defined client interface and reporting skills.
To manage the daily performance of services and incorporate a detailed understanding of service requirements and deductions, utilising the Maximo CAFM system as the integrated operational system.
To effectively manage and deliver all services and Contract based Technical Teams incorporating specialist subcontractors and Building Fabric services aligning with Maximo and defined operational processes.
To support the exensive range of projects so as to ensure a more corporate, interactive and responsive service to the customer.
To contribute to the technical solutions by maintaining a close liaison with the client to ensure day-to-day and future requirements of delivering of service are met. Supporting Technicians and front line operatives on a daily basis to find continuous improvements to the service delivery.
To be responsible for contractual performance in accordance with agreed budgets, compliance with the performance monitoring systems, and continually enforce cost efficiencies.
What will you deliver?
- To deliver, at all times, high quality hard and soft services as specified within the Contract by applying professional technical expertise and management along with compliance against the contract thus ensuring added value, increased productivity, and cost efficiencies
- To formulate in conjunction with Company management and the Client, suitable strategies to meet the demands of service provision and ongoing innovation / improvement and additional work / variations to enhance business and revenue growth
- To exercise financial and commercial controls in the management of expenditure and income within agreed budgets. To maximise profitability of operations and deliver ongoing cost savings incorporating continuous improvements and efficiencies are achieved to improve the financial performance of the contract
- To fully manage of all planned preventative Maintenance tasks ensure 100% compliance on statutory task within each month. Ensuring that all tasks are completed by both in house engineers and external subcontractors
- In liaison with the Procurement Department to cost effectively manage business with all suppliers in order to achieve best value for money and develop supply relationships
- To implement and maintain the contract performance monitoring system, which includes the site compliance tracker and being accountable for the monthly performance
- To actively promote the development of professional codes of practice in line with organisational and local business needs
- To effectively manage the delivery of a best in class cleaning provision to ensure the site is presented at all times to agreed standards as defined in the contract
- To promote the highest standards of customer care and to monitor the quality of all services provided to customers
- To achieve a safe environment and practices for clients, staff and others while on the site premises, ensuring compliance with Company and legislative requirements, including all Health & Safety requirements and Permits to Work procedures
- To recruit, select, motivate and develop staff to maintain the highest standards of professionalism and customer service
- To define, set and monitor the objectives for the contract and each of the management team ensuring their maximum contribution to the business
- To develop good communication and relationships at all levels within the team and with all colleagues and customers ensuring that client meetings are attended
- To ensure the appraisal of the performance of all staff and provide relevant training and development to achieve the highest standards of personal contribution
- To carry out any other duties as requested by management
- To comply with Company Policies, Procedures, and QA requirements and ensure a safe and healthy working environment within the postholder’s span of control
- To undertake such other duties appropriate to the level and character of work as may reasonably be required within the Department. Significant permanent changes in duties will require agreed revisions to be made to this Job Description

Who are we looking for?
- Proven background in Facilities Management
- Proven background within Soft FM
- Commercial awareness
- CDM
- High level of verbal, written and numeric skills and must be computer literate.
- Must be able to work with all stakeholders and operational staff, be self-motivating, able to work on own initiative, liaise and delegate effectively with staff operating in a multi-disciplinary environment
This role includes a DBS Standard check therefore ability to pass is essential.
