Summary

Reporting to the Operations Manager, the Asset Management Specialist will prepare, plan, maintain and communicate work schedules, maintain asset management databases, and coordinate inventory of materials. They will also coordinate work activities with the Maintenance Subcontractors and internal departments when dispatching work assignments. Monitor work progress and ensure contractual compliance of all Asset Management Work. Develop and implement quality control programs.

Responsibilities

  • Develop and maintain positive relationships with a wide range of organizations, other levels of government and stakeholders;
  • Understands and analyzes contract requirements to ensure contractual compliance and identify resources needed for work;
  • Analyze and assess data in order to identify trends, areas of concern, and potential impacts upon planning initiatives, as well as to support decision making and future planning initiatives;
  • Works with Operations Manager to compose standard number of Maintenance Subcontractors schedules based on assigned contracts and needs in a way that meets schedule requirement while minimizing excess compensation;
  • Manage and monitor the Asset Management Information System (AMIS) including dashboards, on time delivery of repairs and inventory of materials. Ensure professionalism and personal accountability for time management, quality control, troubleshooting of project work, and meeting timelines and budgets;
  • Delivers on Daily, Weekly and Monthly asset management reporting from the AMIS database;
  • Establish strong relationships with internal and external team-members;
  • Problem solves with EQUANS team members to brainstorm issues, establish best practices, new approaches and provides support in filling shifts;
  • Demonstrates sense of urgency, flexibility and a positive approach to problem solving within a fast-paced environment;
  • Enters schedules into company database and distributes as necessary within established deadlines;
  • Provides various reports to management as requested on a timely basis and other duties as assigned.

Requirements / Qualifications

  • Is authorized to work in the US;
  • Is qualified to pass a security screening;
  • Bachelor’s Degree or equivalent work experience;
  • Valuable experience in Scheduling and workforce planning is considered an asset;
  • Strong database administration/analysis skills;
  • Ability to deal effectively with peers, client representatives and the public;
  • Takes personal responsibility for work produced and feels comfortable making decisions;
  • Understands and behaves safely, encourages others to behave safely;

Mobile Technician

Job overview

 

Reporting directly to the Operations Manager and supervised directly by the senior technician the post holder will be one of three operational staff based across the sites.

The Technician will be responsible for the reliable and continual operation of the plant, including Biomass hot water boilers, water treatment, Gas back up boilers, and ancillary equipment in line with site load requirements, ensuring the safe operation, and performance of the assets.

Key activities

  • Competent Person Low Voltage systems on site.
  • Ensures compliance with relevant legislation and codes of practice to ensure safe operation of plant.
  • Maintain records of work and complete CAFM system on a timely basis.
  • Monitoring of site stocks..
  • Plant availability is high as reactive maintenance is carried out in a thorough and timely manner. 
  • Planned outages run smoothly, and breakdown time is minimised
  • Audits run smoothly through high levels of record keeping of both maintenance activities and any safety documents produced.
  • Safety levels on site are maintained to a high standard through well controlled work practices, safety walk rounds and timely reaction to unsafe situations.
  • Work is thorough and complete due to well-kept and up to date PLANON records.
  • Use of site Computerised Maintenance Management System.
  • Liaison with the client, contractors and visitors as required.   

Skills, qualifications & experience

  • Recognised apprenticeship / or experience relating to job requirements
  • Biomass hot water boiler operations and maintenance experience
  • GCSE grade C or equivalent in English & Maths essential.
  • Must hold a valid UK driving licence
  • Must be a team player

Excavation & Reinstatement Operatives


Equans is a renowned energies & services contractor and a proud member of the Bouygues global industrial group. Our expertise spans the design, construction, and maintenance of buildings and critical infrastructure worldwide.

We have a great opportunity for a Excavation & Reinstatement Operatives to support our long term street lighting maintenance contract covering Kent. This position is based from our Sittingbourne office.

 

Key activities

  • Working in connection with the installation and decommissioning of lighting equipment including signs, bollards, street lights and earth matts for EV chargers.
  • Understanding STATS plans for excavation works and being able to read the electrical LV/HV drawings in being able to locate underground utilities for LV jointing activities
  • The use of a CAT & Genny, to be able to avoid and dig around underground utilities
  • Excavation work for DNO New Service joint bays, transfer bays & disconnection bays for column, bollard and sign installations.
  • COPS2 Training will be required in undertaking the excavation of joint bays and locating and digging around existing utilities.
  • Use and operation of tools, equipment and vehicles (including HGV) associated with the role
  • Providing support to skilled and specialist operatives
  • Carryout reinstatement works of all surface types i.e. modular, tarmac or slab to HAUC specification with COPS2 handling the reinstatement around DNO service joints. Hot Lay Tarmac may be required on certain sites for final reinstatement
  • Carrying out driving, delivery and general yard duties
  • Working in a safe manner and in accordance with Company Health, Safety, Environment and Quality policies and procedures
  • Complying with operational working practices and associated method statements & risk assessments for the tasks being carried out
  • Taking full ownership for personal Health & Safety responsibilities
  • Ensuring Full PPE is worn at all times
  • Working 45 hours per week from 07:00 to 17:00

Skills, qualifications & experience

  • Must have experience working in civils works on the DNO networks and installation of laying & pulling cables. Including the use of a towable cable drum and powered winches on large motorway schemes where required
  • Must have COPS2 training to undertake the location and excavation around existing utilities with the use of hand digging only
  • Desirable to have a current ECS card or CSCS
  • NRSWA Operative – Units 1-8
  • Good work attitude with the ability to work away from home during the week (with some night working) and be a team player
  • Experience of MCX spec relating to cable installation would be an advantage
  • Desirable to have Winch operator, Lorry loader & 3.5T excavator qualifications

Part Time Morning Cleaner


Equans is looking for a Part time Morning Cleaner to join our team in Kirklees Magistrates Court, HD1 2NJ  on a permanent basis working 10 hours per week. On offer is a salary of £6,609.20 Annually and benefits package.

Shift Pattern:

Monday - Friday   07:00am - 9:00am 

What will you deliver?

As the on-site Cleaner, you’ll keep the building clean and tidy to the highest standard of hygiene, health and safety whilst maintaining a professional manner with all members of staff and general public. 

For this role you must undergo BPSS level vetting. Part of this includes DBS clearance therefore ability to pass is essential.

Performance Manager


Equans is looking for an Performance Manager to join our team in South Yorkshire on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary and benefits package.

Reporting to the Operations Director, the Performance Manager will be responsible for day-to-day and strategic management of Contract Performance through the analysis of CAFM data, manage.

You will ensure that all services are measured and reported consistently to the required standard and that they meet the specific requirements of the FM Contract, Authority Requirements (PA), and our clients. Also to work with the operational teams to identify opportunities for improvement in delivery and service performance.

This role is office based – working 9AM to 5PM Monday to Friday.

What will you deliver?

  • Support the Account Managers by producing monthly deduction and service reports, daily/weekly updates, and other reports as required.  Monitor performance of the contract daily to identify trends and minimise failures by providing advice, feedback, and updates to the team in the promotion of best practice in relation to payment mechanism deductions. 
  • Develop, agree, and review processes necessary to deliver the contract.
  • Provide and deliver monthly performance reports  Identify issues and pro-actively offer solutions to improve performance, to include implementation of action/improvement plans where required.
  • Monitor and analyse operational KPIs, identifying trends and areas of improvement
  • Attend and present monthly reporting outcomes to the client
  • To develop, deliver and action a programme of customer satisfaction surveys
  • Undertake root-cause and trend analysis of performance data, ascertaining trends & documenting improvement actions developed with service managers to address challenges, variances, or risk.
  • Develop working relationships & improve communication with the team and all other members of staff.
  • Initiate & manage roll out of companywide initiatives to site based staff; encourage & maximise team participation
  • Interact with Senior Managers and Directors within Equans and Client and attend meetings as required.

The role of the Senior Facilities Manager is to ensure that facilities maintenance activities are carried out to the requirements of statutory legislation and contractual obligations.

What will you deliver?

  • Develop effective customer relationships providing the interface and first point of escalation for Service delivery.
  • Demonstrate good management skills of a large team and have practical experience of delivering facilities management to a wide range of stakeholders.
  • Work in collaboration with the Technical Services Manager and with the utilisation of site staff to support the delivery of technical services.
  • Ensures Compliance with all company programmes, processes and procedures.
  • Supports the development of the contract to support the customer relationship.
  • Delivers continuous measurement, development and retention of staff.
  • Makes every effort to conserve energy and other utilities.
  • Works to the site procedures and guidelines including client audit requirements.
  • Lead on audits, both internal and external
  • Have a strong understanding of commercial and financial requirements, specifically in relation to cost control and appropriate financial recovery

  • IOSH or other Health and Safety Qualification

Senior Operations Manager - Soft FM


Equans are looking for a Senior Operations Manager – Soft FM to join our team at The University of West London. This is a permanent, full-time role, working 40 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

The Senior Operations Manager will lead all Soft FM operations on the university contract, ensuring services run smoothly, efficiently, and to a high standard. The post holder will act as the key link between Equans and the university’s FM team.

The ideal candidate is a self-motivated and driven individual able to add expertise and leadership to the team. Will establish good working relationships with both client and team members. Able to deal with multiple competing priorities without compromising service delivery, including business critical events.

The ideal candidate will bring extensive experience managing soft FM and security services at a senior level. Previous experience of meeting SLA’s and KPI’s, team management, stakeholder management and driving standards forwards.

What will you deliver?

  • Manage all Soft FM teams: cleaning, security, caretaking, helpdesk, etc
  • Ensure services meet SLAs, KPIs, and client expectations

VO Project Manager


Equans is looking for an Project Manager-Variations to join our team at Queen Elizabeth Hospital in Birmingham on a permanent basis. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

As part of the Project Management team you will take full accountability for the delivery of Variations projects across the PFI site. As part of this you will be expected to take manage the P&L and H&S for your projects from concept to completion with the support from the Lead PM and Head of Projects. Your role will be fundamental to the efficient delivery of projects to both the SPV and Trust who you will build relationships with as part of your role. You will be expected to work well with the remainder of the team and support the wider Operational team to support the business in its Contractual delivery.

This role is fundamental to the delivery of all projects and Variations works on behalf of Equans and the Client. Meeting the Client’s needs and ensuring works are delivered within budget and on time is paramount and the post holder needs to reflect this in the day-day operations. All projects must ensure a favourable financial return. The role will involve:

  • Detailed discussions with Trust, end-users and careful planning is required to ensure that all projects are planned successfully
  • Translate, from the project scope, specifications, design drawings and tender documents, in full compliance with all statutory requirements including CDM and Health & Safety
  • Ensuring snagging and defects are managed and closed-out within the specified timescale
  • Supervising contractors, liaising with clients and other company departments during projects where necessary
  • Monitor working procedures, workmanship, and performance of contractors with particular regard to health and safety. Consult closely with Technical Services, and Estates Maintenance Managers to assist with monitoring and performance measurement

We are looking for a driven individual to add expertise and dimension to the team at the Hospital. The individual will be able to demonstrate flexibility and efficiency in responding to a changing workload and business imperatives while able to establish excellent working relationships within the existing team and clients alike. Experience within a contractual, KPI-driven environment and exposure to a hospital PFI environment a pre-requisite.

What will you deliver?

  • Full Profit & Loss responsibility for your delivered projects & life cycle works.
  • Build and sustain strong relationship with relevant stakeholders (Trust / SPV) at management level to ensure the continuation and growth of the pipeline for the foreseeable future.
  • Support the wider Project, Life cycle and operational teams to ensure all work is carried out on time & to budget.
  • Ensure on time delivery and margin optimisation is achieved for all projects.
  • Support all phases of the project, from initial request to close out, to meet all contractual requirements.
  • Support the Lead PM with processes and governance across the site which will make the Queen Elizabeth contract a Centre of Excellence across the business area.
  • Continually refining the project delivery model to ensure the right resources and approach is deployed and optimised for each project.
  • Make sure project risks are identified and managed through effective mitigation measures. Manage the implementation of designated projects. Ensure the project plan is maintained from inception to completion.
  • Monitoring and communicating project financial performance and administration to the Lead PM so that you can review targets against budget.
  • Oversee and support your team to co-ordinate operatives, suppliers in a planned and controlled manner ensuring efficiency and minimising costs.
  • Implement and comply with Equans policies and procedures, all legal requirements and best practice within Equans Group's including regular safety inspections within the allocated business area.
  • Detailed discussions with Trust staff and careful planning are required to ensure that works can proceed with the minimum of disruption to building users.
  • Ensure as necessary, all drawings, specifications and tender documents are prepared. Must adhere to requirements to be compliant with all statutory requirements including Health and safety.
  • Check and comment on designs and specifications provided by consultants for larger capital projects.
  • Monitor working procedures and performance of suppliers with particular regard to health and safety. Liaise closely with Technical Services, and Estates Maintenance Managers to assist with monitoring and performance measurement.
  • Responsible for undertaking work in any other building/property/location as required.

Who are we looking for?

  • Proven background in FM, maintenance delivery, and the PFI environment.
  • A strong Project Manager, who will have a proven track record working in Healthcare and delivering projects in a live environment.
  • Strong Commercial awareness will be needed to manage and flow Supplier Contracts downstream.
  • Ability to show understanding of Local Authority legislation, Planning Applications, Fire and Building Regulations Approvals.
  • High level of verbal, written and numeric skills and must be computer literate.  A sound knowledge of standard spreadsheet packages and computerized estates and project management systems
  • Able to work with all stakeholders and operational staff, be self-motivating, able to work on own initiative, liaise and delegate effectively with staff operating in a multi-disciplinary environment.
  • A sound knowledge of building and engineering services design and associated British Standards
  • A sound knowledge of the Health and Safety at Work Act, the Construction Design and Management Regulations and other relevant statutory requirements will be required.
  • Able to demonstrate a sound understanding of technical and estates and building issues in the provision of construction, maintenance and FM services.
  • Financially aware and able to use Equans finance software (Coupa) to support the team in the delivery of projects.
  • HNC /HND or equivalent qualification in a building or engineering discipline
  • Good organizational skills and the ability to communicate at all levels.
  • Experience of Microsoft Office software essential, including Outlook, Word, Excel and Project.
  • Considerable experience operating in the public and/or private sector with a demonstrable track record of directly managing small works within a large and complex estate is essential.

This role includes a DBS Basic check therefore ability to pass is essential.

Traffic Management Operative

We have a great opportunity for a Traffic Management Operative to support our long term street lighting maintenance contract covering Kent. This position is based from our Sittingbourne office.

 

Key activities

  • The installation, maintenance, removal and recording of temporary traffic management and control systems 
  • Working unsupervised for all general traffic management duties which you will be trained for and be competent to undertake as part of a team
  • Completing traffic management day to day responsibilities upon instruction of the Foreman/Supervisor 
  • Support H & S – Zero accidents and environmental incidents
  • Ensure all Health and Safety standards are being adhered to across all works
  • Assist and When designated lead TMO, lead the on-site investigation process, report then collate, gather, and record relevant information relating to all site issues and incidents
  • Work to ensure any CDM regulations (principle contractor responsibilities) are being adhered to across all works
