Summary
Reporting directly to the Maintenance Manager, the Building Operator is a key member of the Facilities Management team responsible for ensuring the continuous, safe, and efficient operation of a complex, critical healthcare environment. The role’s principal focus is the troubleshooting, repair, replacement, and optimized operation of the facility’s architectural, HVAC, mechanical, electrical, and plumbing infrastructure. The Building Operator provides leadership in operational management, safety, energy efficiency, and regulatory compliance. The ideal candidate is a proactive team player with excellent technical acumen, proven capabilities in multi-tasking, complex problem-solving, and prioritizing a high-volume workload.
This position involves shift work, including days, nights, and holidays, on a rotational basis to meet the 24/7 operational demands of the facility.
Responsibilities
- Troubleshoot and Repair: Independently analyze, maintain, repair, and implement solutions for critical systems, including but not limited to Boilers, Chillers, Compressors, Air Handling Units (AHUs), Energy Recovery Ventilators, VAV boxes, heat exchangers, pumps, and associated controls.
- Preventative and Predictive Maintenance (PPM/PdM): Ensure the execution of all prescribed Planned Preventive Maintenance (PPM) and Predictive Maintenance (PdM) tasks on all equipment and systems according to industry standards and manufacturer recommendations.
- System Optimization: Conduct routine plant inspections and utilize the Building Automation System (BAS) to monitor, adjust, and efficiently operate all major equipment to optimize energy performance and reduce the carbon footprint.
- Plumbing and Architectural: Perform routine maintenance and repairs on mechanical and plumbing systems, including washroom fixtures, domestic hot and cold water, sanitary, and irrigation systems. Conduct minor architectural repairs (e.g., carpentry, painting, drywall, locksmithing, Automatic Door Operators).
- Plant Monitoring: Undertake and record routine plant inspections in the Engineer’s Log Books and Computerized Maintenance Management System (CMMS).
- Log Readings: Conduct daily/weekly/monthly required meter readings (air/water temperatures, pressure, water/gas/electrical meters). Document and report any irregularities to management promptly.
- Regulatory Compliance: Ensure all aspects of the building operations, including Life Safety, HVAC, and Mechanical systems, are operated and maintained safely and are in strict compliance with any and all applicable Government Codes and Regulations (e.g., TSSA, Fire Code, OH&S).
- Life Safety: Conduct routine inspections/tests on Fire Alarm, fire protection equipment, and related systems at recommended intervals to meet legislative requirements. Assist in conducting required fire drills and maintain appropriate record logs.
- Safety Protocols: Ensure all health, safety, and security procedures are strictly adhered to onsite. Ensure due diligence with respect to the use of Lock Out Tag Out (LOTO) procedures and infection control protocols in a healthcare environment.
- Contractor Oversight: Ensure all service contractors and visitors adhere to site safety protocols, wear required PPE, and are adequately supervised when on site.
- Documentation: Maintain accurate records in the CMMS, ensuring all PPMs, PdMs, and Demand Events are closed within the associated Response and Rectification timelines. Analyze as-built drawings, O&M specifications, and control schematics to facilitate troubleshooting and repairs.
- Work Order Management: Respond to all maintenance and building system work order requests, prioritizing workloads, and completing assigned tasks with minimum supervision.
- Emergency Response: Respond to after-hour emergencies (e.g., leaks, system component failures) as required to ensure 24/7 building integrity.
- Client Service: Work closely with occupants, contractors, and other operators. Respond to occupant concerns and complaints in a timely manner, assisting in problem-solving as required within contractual requirements.
- Inventory & Budget: Recommend and maintain necessary inventories of spare parts and equipment to minimize building systems downtime. Provide technical assistance to the Facility Manager as required for capital and operating budget forecasting.
- Other duties as assigned.
Requirements / Qualifications
- Is authorized to work in Canada
- Ability to pass a background check
- High School Diploma or equivalent.
- Valid Driver’s license “G” Class with access to a reliable vehicle (preferred).
- Must provide full immunization records including required vaccinations for COVID 19
- Minimum five (5) years of relevant experience in operating and maintaining complex building systems, ideally in a hospital, healthcare, or other critical public facility.
- Minimum five (5) years relevant experience in industrial/office buildings
- Building Environmental System (BES Class I & II) Certification or equivalent focusing on energy management.
- Experience and strong knowledge in Carpentry, Painting, Drywall, Locks, and Automatic door Controls, (asset).
- Understanding of Boilers, Chillers, HVAC equipment, and mechanical/plumbing systems.
- Ability to read and interpret HVAC and Mechanical drawings and control schematics.
- Working knowledge of TSSA regulations and the Canadian Building Codes.
- Proficiency in operating Mobile Elevating Work Platforms (MEWPs) and working at heights and in confined spaces.
- Experience in complex building systems (Building Automation System).
- Strong initiative, troubleshooting, and problem-solving skills.
- Computer literacy; experience with a Computerized Maintenance Management System (preferred).
- Sound knowledge and operation and maintenance of all HVAC and boiler systems
Skills
- Superior troubleshooting and analytical skills for diagnosing complex HVAC, mechanical, and life safety system failures in a mission-critical environment.
- Strong written communication for detailed regulatory reporting (TSSA, AHU logs, LOTO permits) and professional verbal skills for stakeholder (e.g., clinical staff, managers) interaction.
- Demonstrated ability to interpret complex P&ID (Piping and Instrumentation Diagrams) and control schematics.
- Familiar with CMMS (e.g., SAP, Maximo, QFM) for work order management, asset tracking, and maintenance history logging.
- High level of initiative, sound judgment, and professionalism, particularly when working autonomously or directing emergency responses in the absence of management.
