EQUANS are looking for a Maintenance Manager working on our Royal Calderdale Hospital contract in Halifax. This role would be a permanent full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

 

General Overview:     

Responsible for overseeing the Maintenance delivery on an acute hospital setting manging both internal and external labour. Responsible for the Building Fabric you will also be required to assist other members of the team in the service delivery. Collaborate and co-operate with senior team to deliver a client-driven, cost effective and efficient Facilities Management Service at Calderdale Royal Hospital. 

 

Impact:  Deliver a safe, happy & compliant hospital environment to provide the best possible patient experience. Being Fabric or Construction bias providing support to the estates team & working with the wider site team

Budgets: Responsible for managing fabric-related maintenance budgets, covering planned preventative maintenance (PPM), reactive works, minor works, and emergency repairs.

Contracts: Oversee and manage external contractors delivering fabric maintenance and minor works projects, ensuring value for money, compliance with statutory obligations (including HTMs), and adherence to service level agreements. Including but not limited to Fire Door inspections, decorating frameworks, flooring contracts, and emergency repair services.

Staff: Managing a team of fabric technicians and grounds team, monitoring performance, and ensuring training and development to maintain a competent workforce. Cover for other managers during periods as leave as well as supporting their line manager. 

Compliance & Safety: Ensures compliance with statutory requirements such as fire safety (e.g., fire door inspections), legionella risk management (fabric elements like dead legs or redundant pipework), infection prevention (e.g., maintaining integrity of finishes in clinical areas), and accessibility (e.g., DDA compliance).

Project Input: Provides technical input to capital schemes and refurbishments, ensuring the integration of long-term maintainability and operational suitability. Acts as a key stakeholder in minor capital or lifecycle replacement projects affecting the fabric & grounds of the estate.

 

Complexity: 

The Maintenance Manager must routinely apply analytical, practical, and forward thinking problem-solving to ensure the hospital’s-built environment supports safe and uninterrupted patient care. The role requires balancing operational demands, budget constraints, statutory compliance, and workforce capacity while responding to both planned and unplanned issues. This position will also require carrying out AP duties in accordance with HTMs, Contractual compliance and other relevant regulations.

Qualifications or Required Experience:  

Essential Qualifications

• A recognised Level 3 or higher qualification in a building, construction, or fabric

related discipline, such as:

o City & Guilds, NVQ Level 3 or above in carpentry, joinery, plastering, painting &

decorating, building maintenance, or equivalent.

o BTEC, HNC/HND in Building Studies, Construction Management, or related

field (or working toward).

• IOSH Managing Safely or equivalent health and safety qualification (or willingness to

attain within 6 months).

• Evidence of ongoing CPD (Continuing Professional Development) relevant to the

built environment or healthcare estates.

 

Desirable Qualifications

• NEBOSH General or Construction Certificate.

• Fire door inspection certification or other fire safety-related qualifications.

• Qualifications in project or contractor management (e.g., PRINCE2 Foundation, ILM

Level 3/5).

 

Essential Experience

• Significant firsthand experience in building fabric maintenance in a complex

environment (ideally healthcare or similar regulated setting).

• Proven experience of managing multi-skilled maintenance teams and external

contractors.

• Demonstrated ability to interpret and apply statutory requirements and technical

guidance, including Building Regulations, HTMs, and infection control measures.

• Experience planning and delivering PPM schedules, managing reactive works, and

overseeing minor works projects.

• Budget awareness and understanding of delivering services within financial

constraints.

Desirable Experience

• Experience working in a live clinical or hospital environment, with understanding of

the sensitivities of working around patients and staff.

• Familiarity with CAFM systems for maintenance management and reporting (e.g.

Maximo, Concept).

• Authorised Person (AP) position previously held or willingness to take on roles.
